In some parts of the region, such as Hemel Hempstead, there is disappointment that what promised to be a strong recovery has petered out into a mundane performance but it is a particularly mixed picture at the moment with Watford, just to the south of Hemel, having a strong market with new investment and development.
St Albans also comes up on the charts as a buoyant performer.
Even so, it appears that the more vigorous activity is closer to London.
SEGRO is doing well at Park Royal and there are other projects in the area, such as Cargiant, and the ongoing development at Wembley. Here developer Quintain is speeding up the building programme and is getting a strong performance out of Wembley Park, mainly due to the impact of the London Designer Outlet.
The largest schemes, however, are in East London in such places as Canning Town where there are regeneration plans of £3.7 billion.
Another driver of change is the massive new DP World container port which is sucking in development and distribution companies. This will have a substantial impact on the region.
In the outer reaches of the region, Cambridge continues to score and now has a large US stem cell firm ready to build a substantial complex. There is also plenty of activity in the immediate area with mixed use schemes, such as Wyton Airfield, and offices in the city centres.
